Project Overview

Mid-City Apartments, located on McLeod Street in Cairns City, is a three-storey residential strata complex comprising approximately 30 units, with ground-level parking and three levels above.

Roof NQ was engaged to undertake a full roof replacement, including structural upgrades to bring the building in line with current compliance standards. The project was completed in October 2025.

Project Delivery & Methodology

Due to the constrained site, delivery required detailed planning and coordination. Roof NQ secured council permits to occupy street parking, enabling temporary laydown areas prior to scaffold installation. Scaffold systems were installed to accessible gutter lines, with parapet-mounted edge protection systems used where required.

In coordination with Stramit, PDS Traffic Management, and Crossy’s Crane Hire, early morning delivery schedules and controlled crane operations were implemented to minimise disruption.

Materials were pre-sorted into sequenced crane-lift packs, delivered in strict installation order, and strategically placed to align with workflow.

Additional measures included repurposing wing roofs for material and waste zones, full solar system removal prior to works, staging works from rear to front, and multiple coordinated crane lifts for material placement and waste removal.

The project was delivered to plan, with only minor weather delays typical of Far North Queensland conditions.

Outcome & Innovation

The completed project delivered a high-performance, cyclonic-rated roofing system tailored specifically for Cairns conditions.

Engineered Ridge Capping

A custom square-top ridge profile (30mm high × 50mm wide) replaced the standard three-break ridge, significantly increasing rigidity across long runs while delivering a refined finish.

Enhanced Barge Capping Design

Custom barge caps with an outer-edge upstand prevent wind-driven water discharge, directing runoff back into the gutter system.

Optimised Parapet & Drainage

Parapet cappings fabricated with a 3-degree fall and a larger-capacity sump constructed on-site improved drainage performance.

The result was a structurally superior, highly watertight, and visually refined roofing system. Client satisfaction was exceptionally high, with the project now used as a live reference site for similar
developments.

Execution & Safety

The project was fully planned and delivered in-house by Roof NQ, demonstrating complete control from start to finish.

Key outcomes included zero injuries or incidents, strict safety controls including scaffold mesh and edge protection, a clean and well-managed site, and strong team performance under demanding conditions.

This project highlights Roof NQ’s ability to deliver complex roofing solutions in constrained environments while exceeding compliance and client expectations.
